House for sale: Property on the market? Avoid estate agents who do this

When selling a property there are so many factors to consider.

These include the price it is listed for, where it is advertised, and so many Britons selling turn to an estate agent.

Estate agents aim to help homeowners sell their property, and take a chunk of the price afterwards.

However, they also help with evaluating the home and marketing it.

They take potential buyers to see the property and also negotiate a sale.

The right estate agent can make selling simple and stress free.

On the other hand, the wrong estate agent can cause untold stress and misery.

So what is one sign that should cause a seller to immediately seek out another estate agent to help you.

Adham Sbeih, the CEO of Socotra Capital told Reader’s Digest that readers should kick an estate agent to the curb if they fail to pick up their phone immediately.

He said: “When it comes to real estate agents, the first impression is always telling.

“If an agent doesn’t pick up the phone the first time you call them, that’s an automatic thumbs down.

“They’ve already shown themselves to be unreliable, and in an often time-sensitive situation like buying a house, you need them to be there when you need them most.”

Another estate agent warning if you’re buying a property for sale has been issued by an expert.

According to a buying agent, if an estate agent is relying on price per square foot to convince you to buy.

Buying agent Henry Pryor said: “If an agent starts quoting price per sq ft you know he’s on the back foot.”

He continued: “I know there is a wall of money trying to commoditise second hand homes, but if I told you that the house you wanted to buy was worth more per square inch/foot/meter would you pay more? Of course you wouldn’t!

“Homes are like fine art. Is a Picasso that’s twice the size of another Picasso worth twice as much? Of course not. You can’t ‘value’ that feeling – good or bad that we all get when we walk into a house. It’s like trying to get a computer to value a Chippendale chair. Forget it.”

According to the Zoopla the average square foot costs £211, an increase of 26 per cent in five years.

A property for sale has been listed on Zoopla for just £48,000. 

The semi-detached house – which is located in Crewe – has three bedrooms, one bathroom, two toilets, a reception room and kitchen.

On the ground floor, buyers can find a spacious living room, which doubles up as a dining area. Why is it so cheap?
